Employment Land Studies


Employment land is at the heart of much of our work for developers and local authorities. The overall supply-demand balance of land and premises is also important to investment agencies and Regional bodies.

By considering and balancing supply and demand factors we have prepared comprehensive and integrated planning and economic Employment Land Studies for a number of local authorities and are also commissioned to prepare site or Business Park specific studies of the likely demand for units and types of development on designated employment land.
We have also provided specialist economist inputs at Planning Inquiry stage where employment land issues were of central concern. Our knowledge of how much employment land is available or in the planning pipeline matched with detailed economic analysis on demand provided a more accurate picture of the likely future position of overall employment land in an area.

Beyond the district level, our location analysis is also able to set out more clearly how an area and its sub-components fit together in terms of the different types of employment use.
Through a combination of mapping and in-area location analysis we are able to break a single local authority area into its component parts and analyse whether employment land supply will match demand by sub-areas of the district depending on economic activity that takes place in each area.

This type of approach provides a greater degree of resolution to those considering applications for change of use where employment land may be lost or an application seeking to bring forward employment land in one area at the expense of another.
